DeedExplanation
Sale deedA sale deed is a legal document that transfers ownership of a property from one person to another. It is the most common way to transfer land mutation.
Gift deedA gift deed is a legal document that transfers ownership of a property from one person to another as a gift. It is a less common way to transfer land mutation, but it can be used to avoid paying stamp duty and registration fees.
Exchange deedAn exchange deed is a legal document that transfers ownership of two properties between two parties. It is a less common way to transfer land mutation, but it can be used to consolidate properties or to trade properties of equal value.
Lease deedA lease deed is a legal document that grants the right to use a property for a specified period of time. It does not transfer ownership of the property, but it does give the lessee certain rights, such as the right to occupy the property and to use it for a particular purpose.
Power of attorneyA power of attorney is a legal document that gives one person the authority to act on behalf of another person. It can be used to transfer land mutation, but it is important to note that the power of attorney will only be valid if it is registered with the concerned authority.
Court orderA court order can be used to transfer land mutation in certain cases, such as when a property is inherited or when a property is acquired by the government.

There are a few things to look for in the mutation register when judging the legality of a land parcel:

  • The name of the current owner should be listed in the mutation register. If the name of the current owner is not listed, or if the name is different from the name of the person who is selling the land, then the land may be illegally owned.
  • The mutation register should show a clear chain of ownership. The chain of ownership should show how the land has been transferred from one owner to the next. If there are any gaps in the chain of ownership, then the land may be illegally owned.
  • The mutation register should show that the land has been properly registered with the government. If the land has not been properly registered, then it may not be legally owned.

If you are considering buying a piece of land, it is important to check the mutation register to make sure that the land is legally owned. If the land is not legally owned, then you may not be able to get a loan to buy it, and you may not be able to sell it in the future.

In addition to judging the legality of a land parcel, the mutation register can also be used to:

  • Track the history of a piece of land.
  • Identify the current owner of a piece of land.
  • Determine the value of a piece of land.
  • Settle disputes over land ownership.

The mutation register is an important tool for anyone who owns or is considering buying land. By checking the mutation register, you can protect yourself from buying illegally owned land and from other problems related to land ownership.

Here are some additional tips for using the mutation register to judge the legality of a land parcel:

  • Make sure that the mutation register is up-to-date. The mutation register should be updated every time there is a change in ownership of a piece of land.
  • Get help from a lawyer or a land surveyor if you are not sure how to interpret the mutation register. A lawyer or a land surveyor can help you to understand the legal implications of the information in the mutation register.
